Residential Developments
Preserve at Singing Hills
Nestled among rolling hills is the Preserve at Singing Hills, a master planned community. At the intersection of US Hwy 281 and State Hwy 46, the development has homes starting in the high $200’s. The community is within walking distance of shopping, dining and entertainment.
“The development is growing. By the stat=rt of the summer, 139 additional lots will be delivered to Ashton Woods and Armadillo Homes,” says Todd A. Gold, president, REOC Development LLC.
A new 60,000 square foot office space and a Hampton Inn by Hilton complete the 250-acre multi-use area. In fact, Singing Hills was named the Best New Development and Best Retail Development of 2015 by the San Antonio Business Journal.
Ventana
The community of Ventana offers homeowners a quiet, family-friendly setting just a quick commute to San Antonio and the picturesque Hill Country. Perfect for both empty nesters and families, the neighborhood has homes ranging in size from 1,800 to 3,700 square feet and $275,000 to $350,000.
“Currently there are six more phases of the development in various stages of development. All will be under construction this year or early 2020,” Gold says.
Ventana is just seven miles west of the intersection of US Hwy 281 and SH 46. Also, a short drive away are shopping destinations in San Antonio including The Legacy, Vineyard and Village of Stone Oak shopping centers.
River Crossing
Golf and fishing enthusiasts will enjoy the River Crossing community in Spring Branch. Located on the banks of the Guadalupe River, the neighborhood surrounds the private River Crossing Golf Club.
The master planned community includes two gated sections: The Waters district lining the scenic Guadalupe River, and The Overlook surrounded by the River Crossing Golf Course. Neighborhood amenities include a park with access to the Guadalupe River, sports park with tennis/pickleball and basketball courts, and walking path along River Crossing Boulevard.
Hidden Trails
The newest master planned community, Hidden Trails, offers new homes amid beautiful Hill Country surroundings. A wide range of floor plans from 1,600 to 3,600 square feet make living easy for retirees, first-time home buyers and families. Lots are 45–60 feet.
“So far we have 100 homes. We’re starting phase two now. It’s a 10-year build out plan that will have 1,700 homes,” says Ivy Garza, lifestyle director, Hidden Trails.
Homes are affordably priced from the low $200’s. An amenity center offers two pools, 24-hour access gym and sports court. Also within the community are playgrounds, a walking trail, catch and release pond and nature-based park with climbing feature.
“We have tons and tons of free activities, dancing lessons, movies at the park, and other things all the time,” Garza says.
Within a short distance are Canyon Lake, Guadalupe River, Natural Bridge Caverns and a wide range of shopping and dining.
Johnson Ranch
Johnson Ranch encompasses 767 acres of sweeping vistas, rolling green hills and natural open spaces. Five distinctive neighborhoods within the development give residents a range of topography, both gated and non-gated entries and a wide range of home prices from the mid-$200’s to the $700’s.

Multi-family Living
Recently opened is Vantage at Bulverde, a luxury apartment community in Spring Branch. The 288-unit, gated community at Singing Hills has homes priced for families, singles and seniors. One-, two- and three-bedroom units are available.
It’s appealing for everyone,” says Linda Saldaña, property manager, Vantage at Bulverde.
Families with children or pets have the option to rent a unit with a private backyard. Storage units for extra belongings and covered parking are offered at an additional fee.
Senior citizens and members of the military receive a discount on rent. Also, select first floor units are equipped for residents with disabilities.
“The cabinetry is lower and open. The bathroom has a shower with grab bars, and washers and dryers are front load,” Saldaña says.
A broad range of amenities enhances the appeal of the complex. Workers who need privacy to complete an important assignment can walk to a business center. When it’s time to relax, a luxury swimming pool and cabana beckon, and two dog parks engage furry friends.
Retirement Residential
Seniors looking for a relaxed independent lifestyle will enjoy Highlander Senior Village. Scheduled for completion late spring 2020, the village will have 10 Hill Country-style buildings of limestone and cedar. Each will have six to 10, one- or two-bedroom apartments with a personal front porch. Located within the Johnson Ranch community, Highlander Senior Village is convenient to shopping.
“We were drawn to the Bulverde Spring Branch area. There’s so much going on there. It has so much to offer for daily needs and has proximity to San Antonio,” says John Guttman, development manager, JES Holdings LLC.
A central community building will have furnished gathering spaces, a fitness center and computer area. Monthly activities will include game night, movie night and fitness classes. The 55+ village will have affordable units for renters with an average income between $27,000 and $30,000 annually.
